# RentCheck SA
> Pay-per-request rental & listing-integrity verification, SADC-first, agent-parseable (proptech). Deterministic suburb fair-rent benchmarks + levy/utilities benchmarks + fraud-flag heuristics + listing-hash relist/dupe detection (no LLM). Payment: x402 v1 (HTTP 402, USDC on Solana mainnet via facilitator.payai.network). No API keys, no signup — pay per request or buy a pass. Honest seed data: benchmarks are general-knowledge estimates (not a crawl) marked source=seed:public-listings-knowledge-2026-08; portal crawling is v2.

## Endpoints
- `/api/v1/rentcheck` — free — index/pricing/method/disclaimer.
- `/api/v1/rentcheck/rental/check?address=...&suburb=...` — $0.01 — fair-rent band (1/2/3-bed) + typical levy % + utilities benchmark + fraud flags for one address/suburb. Unknown suburb → honest `{found:false}`.
- `/api/v1/rentcheck/listing/verify` — $0.02 — POST `{listing_url, ref?}`; SSRF-guarded fetch → integrity report: relist_detected, price_vs_market (vs 2-bed band), photo_dupe_detected, fraud_flags. Paid-only. Upstream fetch failures → `{fetched:false}` and NEVER charged.
- `/api/v1/rentcheck/suburb/stats?suburb=...` — $0.005 — suburb benchmark stats (band, sample note, as_of).
- `/api/v1/rentcheck/pass?tier=bureau` — $5/30d — 500 req/day via `X-API-Key`.

## Payment
1. Request → 402 with accepts:[{scheme:exact, network:solana, maxAmountRequired, payTo, maxTimeoutSeconds:60, asset, extra:{feePayer}, serviceName:"RentCheck"}].
2. Retry with `X-PAYMENT: base64(payload)`.
3. Gateway verifies via facilitator, produces the resource, settles only on success. Upstream failures are never charged.
4. Free tier: 3 rental/check + suburb/stats per day/IP for browser clients; listing/verify is paid-only.

## Data
- benchmarks.db: 69 SADC suburbs, 20 cities, 11 countries (SA + SADC), ZAR bands R50-rounded, as_of 2026-08, source seed:public-listings-knowledge-2026-08. Idempotent seed via `python3 seed_benchmarks.py`.
- listings.db: listing_hash (sha256 of normalized title+price+body(2000)+sorted photos), first_seen/last_seen/url/price/suburb/agent/photo_urls/seen_count — relist & photo-dupe detection.
- rentcheck.db: quota (free tier), payments (settled ledger), passes + pass_usage.
